Kuflink Bridging offers bridging loans from £30,000 to £1,000,000 for property purchase, buy-to-let, auction purchase, renovation and re-finance purposes and more.  Interest is charged from 1% per month subject to underwriting criteria, a maximum loan-to-value of 70% and funds can be made available within 10 days following an independent valuation and instructions from their solicitor.

Kuflink’s Bridging Loans

Bridging Loans are available  from £30,000 to £1,000,000 for terms of 1 to 24 months with the option to repay early. The maximum loan-to-value is 70%, meaning that you will be required to put down at least 30% of the property value out of your own finances or investments. The higher LTVs are available those with solid proposals, a good track record and credit scores,however, Kuflink are willing to accept most credit histories, even those with adverse credit records.

The loans can be secured against the property that is being purchased and this can be by form of first, second, third and equitable charge. In some circumstances additional security will also be taken.

Kuflink bridging loans can be used for:

  • Buy-to-let
  • Investment opportunities
  • Probate
  • Restructuring/refinancing
  • Auction purchase

Borrowers can also apply for funding for semi-commercial property which involves buildings used partly forbusiness purposes and residential use i.e an office block which has flats above it. Commercial property loans are also available for buying offices, stores, gyms, centres and more.

How The Application Works With Kuflink

To make an application, you can call us on 01277 508418 or email us at sales@octagoncapital.co.uk. You will be asked to fill in a few details about your background and the reasons why you require the loan. The  team at Kuflink are very efficient and you will likely hear back within 1 day, giving you a decision in principle. If your loan application is successful Kuflink will seek an independent valuation and confirm your loan offer. You will receive official terms from Kuflink that you will need to sign and return. Finally, your application is passed onto one of the solicitors on the panel of Kuflink who will complete the legal paperwork for the transaction. Once all the paperwork has been completed and the security is in place Kuflink transfers the funds to your Solicitors.  (see process below).

How Kuflink’s P2P Model Works

Individuals are not only borrowing money through Kuflink Bridging but investing with Kuflink Ltd too. With their unique peer-to-peer lending property platform, you can invest as little as £100 and receive a return of up to 7.2% interest gross pa* fixed for terms of 3-12 months with interest paid monthly on Select-Invest.
